Let’s walk through the typical home buying timeline:

1. Mortgage Application (Immediately)

If you’re using a mortgage, apply as soon as possible to avoid delays down the line. Your lender will need details of the property and your financial circumstances.

2. Contract & Searches (Week 1–2)

Once we’re instructed, here’s what happens:

  • The seller’s solicitor sends us the draft contract and title documents
  • We order local authority and other searches (like environmental and water)
  • You should also arrange a property survey if you want one, this is separate from legal searches

3. Enquiries & Mortgage (Week 2–6)

This is where we get into the detail:

  • We review all documents, title, and searches
  • We raise legal enquiries with the seller’s solicitor to clarify anything unusual or missing
  • Your mortgage offer should be issued during this time, send us a copy if it’s sent directly to you

4. Report & Signing (Around Week 6–8)

Once we’re happy with the responses and the mortgage is in place, we send you:

  • A detailed legal report explaining everything about the property
  • Your contract, transfer deed, and mortgage deed (if applicable)
