A Complete Guide to Selling Your Home

Selling your home is an exciting milestone, but it can also feel daunting if you’re not sure what to expect.
At PLS Solicitors, we make the process clear, straightforward, and stress-free. Whether you’re a first-time seller or an experienced mover, this guide will walk you through every stage of the home-selling process in the UK.

Step 1: Accepting an Offer

Once you’ve received and accepted an offer, congratulations!
At this stage, PLS Solicitors will be instructed to act on your behalf. We’ll send you a letter confirming the terms of business, and you’ll need to return your signed documents, proof of ID, and source of funds so we can begin the conveyancing process.

Tip: Returning your documents quickly helps your sale move faster.

Step 2: Draft Contracts and Management Pack

Next, our team prepares and sends the draft contract to the buyer’s solicitor.
If your property is leasehold or involves a management company, we’ll also order the management pack right away.
This step gathers all the key details needed to keep your sale on track and avoid delays.

Did you know? By using our Sale Ready Service, you can have these documents prepared before you find a buyer, saving valuable time later!

Step 3: Dealing with Enquiries

Once the buyer’s solicitor reviews the paperwork, they may raise enquiries or suggest changes to the contract.
Don’t worry, this is completely normal.
PLS will guide you through answering each question and, where necessary, contact third parties (like management companies or local authorities) to gather additional information.

We keep you informed at every stage so you can move towards exchange with confidence.

Step 4: Signing and Setting a Completion Date

Once all enquiries are satisfied, we’ll send you the Contract and Transfer for signing.
After you’ve returned them, we’ll help you agree on a completion date that works for both parties.
This is when your move becomes real, and we’ll handle every detail to ensure a smooth process.

Step 5: Exchange of Contracts

Exchange day is a big milestone, it’s when your sale becomes legally binding.
You’ll authorise us to exchange contracts on your behalf, and we’ll confirm the agreed completion date.

After this stage, both you and the buyer are legally committed to complete on that date, so you can start planning your next chapter.

Step 6: Completion Day

The big day has arrived!
Once we receive the completion funds from the buyer’s solicitor, we’ll confirm the sale and instruct the agent to release the keys.
You’ve successfully sold your home, congratulations!

PLS will handle the final financial arrangements, including redeeming your mortgage and issuing your completion statement.
