Applicable law
If you are a consumer, please note that these terms of use, its subject matter and its formation, are governed by English law. You and we both agree to that the courts of England and Wales will have non-exclusive jurisdiction. However, if you are a resident of Northern Ireland you may also bring proceedings in Northern Ireland, and if you are resident of Scotland, you may also bring proceedings in Scotland.
If you are a business, these terms of use, its subject matter and its formation (and any non-contractual disputes or claims) are governed by English law. We both agree to the exclusive jurisdiction of the courts of England and Wales.

“£150 off Searches” Promotion

1. The “ £150 off Searches” Promotion

PLS Solicitors (“we”, “us”, “our”) is offering a promotion to provide £150 off standard searches (the “Promotion”) to eligible buyer clients who:

• obtain a fee quote from us between 23 February 2026 and 31 March 2026 (inclusive); and

• proceed to complete their purchase transaction with us.

a) Applicability

Subject to these Terms & Conditions, the Promotion applies only where you instruct us to act for you in the purchase of a residential property.

The Promotion does not apply to:

• Sales

• Remortgages

• Transfers of equity

• Any other transaction type unless specifically confirmed in writing

The Promotion is available to clients who instruct us directly. It does not apply if you have been referred to us by an Estate Agent, Broker, Broker Network, or Conveyancing Panel   and is not available in conjunction with any other offer, discount or promotion.

b) What Is Included

For the purposes of this Promotion, “Standard Searches” means:

• Local Authority Search

• Environmental Search

• Drainage & Water Search

Land Registry priority searches, bankruptcy searches and any other searches are not included within this Promotion.

c) Maximum Discount

The maximum discount available under this Promotion is £150 plus VAT.

If the total cost of the Standard Searches exceeds £150 plus VAT, any amount above £150 plus VAT will be payable by you.

d) What Is Not Included

The Promotion does not cover any additional or property-specific searches which may be required or recommended depending on the property location, lender requirements or search results.

Examples include (but are not limited to):

• Mining searches (including coal, tin or brine)

• Flood risk reports or enhanced flood reports

• HS2 or infrastructure searches

• Energy and infrastructure searches

• Radon gas searches

• Contaminated land reports

• Chancel repair searches

Any such additional searches will be charged at our usual rates and will be shown in your quote or confirmed during the transaction.

e) When the Discount Applies

Any discount will be shown in your quote and fee illustration. The discount will be applied to your final completion statement and invoice.

Important: The Promotion only applies if your purchase transaction proceeds to legal completion.

If your transaction does not proceed to completion for any reason and we have ordered or obtained any searches, you will be responsible for paying the full cost of those searches.

f) Interaction with Our Terms of Business

All other fees and disbursements are governed by our Terms of Business.

You will receive our Terms of Business with your initial paperwork. By signing and returning our Acceptance of Terms of Business and Authority to Act, you agree to those terms.

We reserve the right to charge additional legal fees and disbursements in accordance with our Terms of Business where applicable.

If there is any inconsistency between these Promotion Terms and our Terms of Business, these Promotion Terms shall apply in relation to the search discount only.

2. Eligibility

This Promotion is open only to:

• Individuals aged 18 or over;

• Clients who obtain a written quote between 23 February 2026 and 31 March 2026 inclusive; and

• Clients whose transaction proceeds to legal completion.

Employees of PLS Solicitors and members of their immediate household are not eligible to participate.

3. Promotion Period

The Promotion applies to eligible fee quotes issued between 23 February 2026 and 31 March 2026 inclusive.

We reserve the right to withdraw or amend the Promotion at any time. Any such withdrawal or amendment will not affect clients who have already received a written quote expressly confirming eligibility under this Promotion.

4. General

This Promotion:

• Is governed by the laws of England & Wales;

• Does not affect your statutory rights;

• Is subject to our professional obligations and regulatory requirements.
