WWhen buying or selling a property, understanding what’s included in the sale is essential. This is where the Fittings and Contents Form (TA10) comes into play.

What Are Fixtures and Fittings?

Fixtures and fittings refer to items included or excluded from the property sale. The Seller completes the TA10 form to specify:

  • Items included in the sale (e.g., carpets, curtains).
  • Items excluded from the sale.
  • Any additional items available for purchase at an extra cost (e.g., white goods).

This form ensures there are no surprises for the Buyer and provides a clear agreement on what’s being sold.
