Depending on the terms of the lease you may also need consent of the freehold owner which is known as a licence to assign. It is usual for the outgoing tenant to be responsible for the landlords solicitors costs in producing this licence.

PLS Solicitors will review the lease and report on the terms of the lease so that the ingoing tenant knows exactly what they are sigining and will also review the licence to assign and the assignment itself. In addition PLS Solicitors will carry out Commercial Property Standard Enquiries (CPSE’s) on your behalf.

Please note that if the lease has more than 7 years left to run it will need to be registered with the land registry.

Assignments are normally required when a company is purchasing the assets of another company.
